Hi I just downloaded and following along with the readme.md. Do I have to build the framework7 before I can start editing and building the kitchensink app?

No, you can run npm install in repo and then npm run prod to run kitchen sink with latest stable version. But for start it is better to start from some of starter templates http://framework7.io/templates/
